Marketing Content Creator

Written by Sam Bellingham

Marketing Content Creator turns your finished Giraffe360 project into ready-to-use marketing materials in a few minutes — no design software needed.

It uses your listing photos (original and AI-enhanced), property details, agent details and branding to create polished images for social media, print, email and your office window. You choose the photos, colours, tone and wording; the AI does the layout.

Good to know

  • It creates static images only. It doesn't create videos, schedule social posts, send emails or publish campaigns.

  • Your original project photos and virtual tour are never changed.

  • It works alongside Listing Spotlight: Listing Spotlight gives you an automatic result, while Marketing Content Creator lets you shape each piece for a specific channel or moment, such as an open house.

How to open it: open a project in Content Studio and select the Marketing Content card.

How to create marketing material

An AI assistant guides you through each step in the chat on the left, with a live preview on the right.

  1. Choose what to create. Select a material type and its size, then click Continue.

  2. Pick a style. Choose a colour palette (Warm & Pale, Warm & Bright, Cool & Light, Cool & Dark or Mixed) and a tone (Luxurious & Elegant, Cozy & Homely, Professional & Corporate, Bold & Energetic or Trustworthy & Reliable). Not sure? Select Decide for me.

    • Prefer to show rather than tell? Skip the style questions and upload a reference image you like — the AI will follow its layout and style.

  3. Choose your photos. Select up to 5 photos from your project, including AI-enhanced versions, or upload your own. Click Set hero on the photo you want to feature most — only one photo can be the hero.

  4. Check your details. Switch to the Data tab to review the details that will appear on the material, such as price, location and contact details. Click any field to edit it, or add your own details. Your change is kept as soon as you click away.

    • If something is missing, the assistant will flag it in the chat — fill it in and click Confirm, or click Skip to leave it out.

    • You can also change the accent colour, add your logo, and drag and drop a profile photo into the chat.

  5. Generate. The assistant suggests a headline — keep it or pick another. Then click Generate. The button shows how many credits it will use. Creating a material usually takes about a minute.

  6. Fine-tune it. Not quite right? Tell the assistant what to change in the chat, or edit your details and click Generate again.

Tip: to create a different material type, start a new conversation. If you ask for a new type in the chat, the assistant gives you a button that opens a new conversation in a new tab.

Save, download, share and revisit

Once your material is ready, use the buttons above the preview:

  • Save — keeps the material in your project so you can come back to it.

  • Download — saves the image to your computer.

  • Share — shares the material, the same way as in Listing Spotlight.

  • History — shows materials you've created before, so you can view or edit them.

Keep your property details up to date

If you edited or added property details while creating your material, you'll be asked Update property data before quitting? when you leave.

  • Update saves your changes to the property's details, so they're ready next time.

  • Skip leaves the property's details as they were. Your material keeps the details you used.

AI credits

Each generation uses AI credits, like our other AI features. The Generate button always shows the cost before you confirm.

Merging and splitting projects

If you merge or split a project, your saved materials are copied to both projects automatically.

Tips for best results

  • Choose an exterior photo as your hero for flyers and newsletters.

  • Fill in missing details before generating the AI won't guess your price or contact details.

  • Check all text on the finished material before you print or post it, especially prices, phone numbers and addresses.
